The condominium projects in northern California provided DR Horton Builders a way of offering luxury town-home style condominiums with private backyards and One-level carriage units with a balcony/patio.
The plans for these developments called for waterproofing. The balcony/patio units, stairs and interior breezeways. The solution was a waterproof membrane application that was a Class-A, fire rates system. Excellent Coatings’s Excel-Coat F/S, Fire System-Heavy Duty Pedestrian Traffic Membrane was chosen. This product is a cementitious underlayment with a fiberglass-reinforced acrylic deck coating system.
The STS crew installed the Excel-Coat F/S system in four stages. First they installed all flashing and attached metal lath to the substrate with galvanized nails/staples(approximately 20 to 25 per sq. ft.). A base coat was then troweled over the metal lath to fill all voids then allowed to dry. A 3/4 oz fiberglass mat and a flexible acrylic resin was applied and the waterproofing portion was complete. A texture coat with a skid resistant surface was applied and the decks were color coated and sealed.

Each phase of the project was coordinated with the project manager and the STS scheduling staff. The STS crews worked behind the framers and applied the finish coats prior to the end of the project to assure a flawless finish.
